• Be legally capable of entering into a contract.
• Provide accurate personal and contact information.
• Use an authorized payment method.
• Comply with applicable Indian laws.

GL Properties may request additional information or documents where necessary for booking verification and property transactions.

4. Property Information and Availability

GL Properties makes reasonable efforts to provide accurate information regarding its projects, plot numbers, survey numbers, plot areas, prices, amenities, and availability.

However, property details may change due to sales, reservations, survey corrections, statutory requirements, or other legitimate reasons.

Customers should verify the relevant property details and documents before completing a purchase.

A plot displayed as available on the website is subject to final confirmation by GL Properties.

5. Online Plot Booking Process

Customers may initiate a plot booking through the GL Properties website.

The booking process generally includes:

1. Selecting a project and an available plot.
2. Reviewing the plot number, survey number, and plot area.
3. Entering customer contact and booking information.
4. Reviewing the fixed advance booking amount.
5. Accepting the Terms & Conditions, Privacy Policy, and Cancellation & Refund Policy.
6. Completing payment through the authorized payment gateway.
7. Receiving a payment acknowledgement.
8. Awaiting manual booking verification and confirmation from GL Properties.

Important: Successful online payment does not automatically confirm a plot booking.

The booking will be confirmed only after GL Properties verifies the payment, plot availability, customer details, and applicable booking conditions.

6. Fixed Advance Booking Payment

GL Properties collects a fixed advance booking amount towards eligible plot reservations.

The exact advance amount will be displayed on the Advance Payment page before the customer proceeds with payment.

The amount paid will be adjusted against the agreed property purchase consideration, subject to the applicable written agreement.

Any remaining property payment, registration charges, stamp duty, taxes, or other applicable expenses will be communicated separately.

An advance payment does not constitute a completed property sale or transfer of ownership.

7. Non-Refundable Booking Advance

The advance booking amount is generally non-refundable when a customer voluntarily cancels a valid and confirmed booking.

This condition is subject to the applicable booking agreement and mandatory legal rights.

Customers should carefully review the selected property and their financial arrangements before proceeding with payment.

Refunds or other remedies may still be required in circumstances such as:

• Duplicate or excess payments.
• Payment processing errors.
• Non-availability of the selected plot.
• Inability of GL Properties to fulfil its applicable obligations.
• Other circumstances where a refund is required by law or agreement.

Please refer to our Cancellation & Refund Policy for further details.

8. Manual Booking Confirmation

All online plot bookings are subject to manual verification and confirmation by GL Properties.

After payment, GL Properties will verify:

• Payment transaction status.
• Customer information.
• Selected project and plot.
• Plot availability.
• Applicable booking conditions.

Once verification is completed, GL Properties will communicate the booking status to the customer.

A Razorpay payment receipt is an acknowledgement of the payment transaction and is not, by itself, confirmation of plot ownership or a completed sale.

9. Online Payment Gateway

Online advance payments may be processed through Razorpay or another authorized payment service provider.

Available payment methods may include UPI, debit cards, credit cards, net banking, and other methods supported by the payment gateway.

Customers must ensure that payment information is accurate and that they are authorized to use the selected payment method.

GL Properties does not request customers to disclose their card PIN, CVV, UPI PIN, or internet banking passwords.

Payment processing is also subject to the applicable payment service provider’s terms.

10. Failed, Pending, or Duplicate Payments

If a payment fails or remains pending, customers should verify the transaction status before making another payment.

If money is debited from the customer’s account but the website does not confirm the transaction, the customer should contact GL Properties with the relevant payment reference.

Verified duplicate or excess payments will be addressed and refunded where appropriate.

GL Properties may coordinate with Razorpay and the relevant banking institutions to investigate payment discrepancies.

11. Property Pricing and Additional Charges

Property prices may vary depending on the project, plot size, location, availability, and agreed commercial terms.

Unless expressly included in the written quotation or agreement, the following may be charged separately where applicable:

• Stamp duty.
• Property registration fees.
• Government charges.
• Applicable taxes.
• Documentation expenses.
• Other disclosed property-related charges.

Customers will be informed of applicable payment obligations before becoming contractually bound to pay them.

12. Registration Calculator

The Registration Calculator available on the GL Properties website provides an estimated calculation of property registration-related expenses.

The estimate may be based on plot area, guideline value, stamp duty, registration charges, and other configured parameters.

Actual charges may vary according to government notifications, property classification, applicable valuation rules, and registration office requirements.

Customers should verify final statutory charges with the relevant registration authority or qualified professional.

The calculator does not constitute a binding quotation of government fees.

13. Property Documents and Verification

Before completing a property purchase, customers are encouraged to review relevant documents, where applicable, including:

• Ownership and title deeds.
• Parent documents.
• Encumbrance certificates.
• Survey and subdivision records.
• Layout approvals.
• Patta and revenue records.
• Applicable planning approvals.
• RERA registration information or applicable exemption details.
• Draft booking or sale agreements.

The documents applicable to a particular plot may vary.

Customers may obtain independent legal advice before entering into a property transaction.

GL Properties will provide or facilitate relevant documentation as required by applicable law and the agreed transaction.

14. Property Registration and Ownership Transfer

Payment of a booking advance does not automatically transfer ownership of the selected property.

Ownership transfer is subject to the applicable legal requirements, execution of the relevant documents, and registration of the sale deed before the appropriate authority.

The property purchase process may involve:

1. Verification of booking details.
2. Completion of agreed payments.
3. Preparation of required documents.
4. Payment of statutory charges.
5. Execution and registration of the sale deed.
6. Completion of applicable handover formalities.

The final transaction will be governed by the relevant written agreement and applicable law.

15. Booking Cancellation and Refunds

Customers who wish to cancel a booking must contact GL Properties through its official contact channels.

For a valid, confirmed booking, a customer-initiated cancellation will generally not qualify for a refund of the booking advance, subject to applicable law and the written agreement.

Cancellation requests made before manual booking confirmation will be reviewed under the conditions disclosed at payment and applicable law.

Where GL Properties cannot fulfil a booking, any refund or remedy due under law or agreement will be provided.

Please refer to the Cancellation & Refund Policy for detailed information.

16. Customer Responsibilities

Customers agree to:

• Provide accurate personal and booking information.
• Review selected plot details before payment.
• Verify relevant property documents.
• Retain payment receipts and booking references.
• Complete payments according to agreed terms.
• Cooperate with legitimate verification procedures.
• Inform GL Properties about payment errors or incorrect booking details.
• Avoid fraudulent or unauthorized transactions.

Customers must not attempt to alter booking amounts, plot information, or payment records without authorization.

17. Privacy and Data Protection

GL Properties collects and processes customer information for property enquiries, booking verification, payment processing, documentation, and related services.

Customer information will be handled in accordance with the GL Properties Privacy Policy and applicable Indian data protection laws.

Authorized payment service providers may process payment-related information according to their own applicable privacy policies.

18. Website Content and Intellectual Property

The GL Properties website may contain photographs, graphics, logos, text, project presentations, and other materials protected by applicable intellectual property laws.

Unauthorized commercial reproduction or distribution of website content is prohibited, except where permitted by law.

Project images and illustrations should be considered together with the corresponding written project specifications.

19. Applicable Law and Dispute Resolution

These Terms & Conditions are governed by the laws of India.

Customers are encouraged to contact GL Properties first to resolve concerns regarding bookings, payments, or property transactions.

Nothing in these Terms restricts any statutory rights or remedies available under applicable consumer protection, contract, property, or real estate laws.

Any dispute resolution or jurisdiction provision remains subject to mandatory legal requirements.

20. Changes to Terms and Contact Information

GL Properties may update these Terms & Conditions to reflect changes in business operations, website functionality, or legal requirements.

Updated terms will be published on the website with the relevant revision date.

Changes will not retrospectively override binding agreements or mandatory customer rights.
